One rate. Locked in.
Your rate is determined by your community size and locked in at signup — it never increases as long as you maintain an active subscription.
Prices below are shown billed annually — one invoice a year, 10% off the platform fee, and it lines up with how boards budget. Prefer to pay month to month? Switch the toggle; the rate lock is the same either way.
Founding Association
All features included. Rate locked while subscription is active.

Pricing by community size
Your per-unit rate is determined by your community size and locked in at signup. Examples show the annual price, with the month-to-month equivalent underneath.
| Community Size | Rate / unit / mo | Doc Credits | Example Annual |
|---|---|---|---|
| 1-50 units | $2.00 | 500 | 26 units = $561.60/yr $52/mo if billed monthly |
| 51-150 unitsMost common | $1.75 | 1,000 | 101 units = $1,908.90/yr $176.75/mo if billed monthly |
| 151-300 units | $1.50 | 2,500 | 226 units = $3,661.20/yr $339/mo if billed monthly |
| 301-500 units | $1.25 | 5,000 | 401 units = $5,413.50/yr $501.25/mo if billed monthly |
| 501+ units | $1.00 | Unlimited | 600 units = $6,480/yr $600/mo if billed monthly |
Annual pricing is the monthly platform fee × 12, less 10%. A $49/mo starter minimum applies — communities with up to 24 units pay a flat $49/mo, or $529.20/yr billed annually.
What's Included
Every founding association plan includes everything you need to run your community — no hidden fees, no per-user charges.
Document Storage
Securely store your governing documents, meeting minutes, financial reports, insurance certificates, vendor contracts, and more. Every document is organized by category, versioned, and accessible 24/7 from any device.
Each 10MB (or fraction) of file size = 1 document credit. A typical 2MB PDF uses 1 credit; a 15MB file uses 2. Files up to 25MB supported. Enterprise plans (500+ units) get unlimited credits.
White-Glove Setup (one-time)
A one-time onboarding service. Our team handles the initial platform configuration so it's ready to go from day one. Once setup is complete, your team takes over — or add Managed Services for ongoing help. Typical onboarding is completed within 5–7 business days.
- Full platform configuration
- Branding & homepage design
- Document library setup & upload
- User roles & permissions
- Board & committee structure
- Staff training session
Managed Services (ongoing monthly)
An ongoing monthly service. Unlike White-Glove Setup (which is a one-time onboarding), Managed Services means our team handles day-to-day platform operations on a recurring basis — so your board can focus on governing, not managing software. Add or remove at any time.
Managed Services
- Document uploads & organization
- Notice drafting & distribution
- Event posting & management
- Resident communication management
- Monthly check-in with account manager
Managed services pricing is the same regardless of billing cycle. Communities with 300+ units may require custom pricing.
Frequently Asked Questions
What is founding association pricing?
As an early adopter, you lock in our introductory rate based on your community size for as long as you maintain an active subscription. These rates will increase for new customers in the future, but founding associations keep their locked rate. If you cancel and later resubscribe, founding rates may no longer be available. Only 25 spots are available.
Why is annual billing shown first?
Because it's what most associations choose. Paying annually takes 10% off your platform fee and gives you a single invoice that fits a yearly operating budget — no monthly line item for the treasurer to reconcile. Monthly billing is available on every plan at the undiscounted rate — pick whichever suits your budget cycle at signup. Add-on services (white-glove setup, managed services) are priced the same either way.
How is my rate determined?
Your per-unit rate is based on the number of units in your community at signup. Larger communities get a lower per-unit rate. The rate applies to all units — not just units above a threshold. Communities with up to 24 units pay a flat $49/mo starter minimum — it covers you right up to the 25-unit threshold where Florida's condo website requirement (§718.111(12)(g)) kicks in, after which per-unit pricing takes over.
What counts as a "unit"?
A unit is any individually-owned property in your community — condos, townhomes, or single-family lots. Common areas don't count.
Can I cancel anytime?
Yes. There are no long-term contracts. You can cancel your subscription at any time from your admin dashboard, and you'll retain access until the end of your billing period.
What happens after founding association spots are gone?
New customers will subscribe at our standard tier-based pricing. Founding associations keep their locked rate as long as their subscription remains active. Cancelling and resubscribing may result in standard pricing.
How do document credits work?
Each plan includes document credits based on community size — from 500 for small communities up to unlimited for enterprise. Every 10MB (or fraction) of file size uses 1 credit. A typical 2MB PDF costs just 1 credit, while a 15MB file costs 2 credits. Files up to 25MB are supported. Most HOA documents are small PDFs, so the vast majority of communities will never come close to their credit limit.
What's the difference between White-Glove Setup and Managed Services?
They're two separate services. White-Glove Setup is a one-time onboarding ($499 founding rate) — we configure your platform, set up branding, migrate your documents, and train your team. Once it's done, it's done. Managed Services is an ongoing monthly add-on ($150/mo founding rate) where our team handles day-to-day platform administration for you on a recurring basis — uploading documents, drafting notices, posting events, and managing communications. You can use one, both, or neither. Many associations start with White-Glove Setup and later add Managed Services when they realize they'd rather have us handle the ongoing work too.
