Documents & Downloads

For Residents

Browse, search, and download documents from your community's document library.

Last updated: 2/10/2026

Your community's document library contains important files like governing documents, meeting minutes, financial reports, and community guidelines. Here's how to find and access what you need.

Browsing Documents

Navigate to the Documents section from the top navigation bar. Documents are organized into categories — click a category to see the documents inside.

Categories

Your administrator organizes documents into categories such as:

  • Governing Documents — Bylaws, declarations, rules and regulations
  • Meeting Minutes — Board meeting and annual meeting minutes
  • Financial Reports — Budgets, audits, financial statements
  • Insurance — Policies and certificates
  • Forms — Applications and request forms

Folders

Some categories contain folders for further organization. For example, "Meeting Minutes" might have subfolders for each year. Click a folder to see its contents.

Searching for Documents

Use the search bar at the top of the document library to find specific files. Search works by document title and description — enter keywords related to what you're looking for.

Search tips:

  • Use specific terms: "2025 budget" instead of just "budget"
  • Try the document type: "bylaws", "minutes", "audit"
  • Search by date: "January 2026"

Downloading Documents

Click on any document to open its detail view. From there:

  • PDF and image files — Preview directly in your browser, then download
  • Other file types — Click the download button to save the file to your device
  • External links — Some documents link to external sources (Google Drive, etc.) and will open in a new tab

Can't find a document?

If you're looking for a specific document and can't find it, it may be in a category you haven't checked yet, or it may have a visibility setting that restricts access based on your role. Contact your administrator if you believe you should have access.

Version History

Some documents have multiple versions (for example, when bylaws are amended). The current version is always shown by default. If version history is available, you'll see a note indicating when the document was last updated.

Document Visibility

Not all documents are visible to all residents. Your administrator sets visibility levels that control who can access each document:

  • Some documents are available to all members
  • Financial documents may be restricted to property owners
  • Board-specific documents may only be visible to board members

If you can't see a document that you think you should have access to, contact your community administrator.

Best Practices

  • Check regularly — New documents (like meeting minutes) are typically posted within a week of board meetings
  • Download important files — Save copies of documents you reference frequently, like bylaws or rules and regulations
  • Use search first — If you know what you're looking for, search is faster than browsing through categories
